Canal Park Opens Today

Washington DC commercial real estate brokerageAfter nearly 2 years of construction, work on Canal Park, the jewel of southeast Washington DC, will wrap up when its supporters celebrate completion of the park today.  The 3-block park features an ice rink, stormwater management, interactive water fountains, a 135 foot fountain that serves as a "rain garden," and interactive sculptures, much of it designed for children.

But the most iconic feature will be a pavilion with 9,000 s.f. cafe and seating area, topped by a lightbox with translucent acrylic panels that will illuminate the pavilion at night on the southern (M Street) boundary, matched by a smaller, similar lightbox on the northern block.

Operated by the Canal Park Development Association (CPDA), the park is technically owned by the federal government but placed under the jurisdiction of the District government, which put $13.5m into the project and in turn licences the CPDA to run and program the park, with Blake Dickson handling the retail leasing.

Far from being a strip of grass like parks of old, beneath all that seemingly simple design lies the mechanics that make it happen.  Olin, the Philadelphia based landscape architect, worked with pavilion architect Studios Architecture to create and integrate mechanics for the park and cafe to drain the park's stormwater naturally, as well as that of neighboring developments which now drain into the city's stormwater system.

Development photos of Washington DC, Canal Park debuts its ice skating rink and green featuresBrian Pilot, a principal of Studios Architecture, says the public won't be able to see the complex systems that went into making the park ecologically friendly, visually appealing, and functionally interactive.  "The infrastructure of the park was incredibly complex," said Pilot, noting that 2 40,000-gallon cisterns, buried beneath the park, collect and store the rainwater, calling that feature "one of the primary objectives of the park's design," and will treat and reuse the water throughout the park.  Geothermal wells will heat and cool water for the south pavilion (see diagram below), and other mechanics, "including soil stabilizing rammed aggregate piers, extensive rink, fountain and stormwater piping," will help the park function.

Pilot notes that the pavilion, which his firm designed, had to feature the usual mechanical, electrical and plumbing systems, but with translucent walls and without the interior space to accommodate equipment.  "There's no back of house to building, every facade has an important relationship to the street, even the roof was actually an important elevation."  Considering the overall park, Pilot says the stormwater rain garden is "one of the major anchoring components of the design," running along the east side of the park, "undulating from north to south."  The "south pavilion grows out of the rain garden, so one can get an elevated view of the skating rink.  The middle pavilion is designed to float above the stormwater rain garden," and that the "two lanterns bookend the site, its one of your first impressions from whichever direction you enter."  The park is designed to achieve LEED Gold certification.  See recent pictures of the park under construction.

New Renderings for Ballpark Project

With plans now officially on the table for Square 701, the block-long development just north of the ballpark, new images reveal additional details about the project that will add an 11-story office building, 170-room hotel, and 2 residential buildings to the ballpark area.  Work on the buildings is still at least 6 months away; developers Skanska USA and Grosvenor Americas closed on their purchase just last month and are now working on details of the by-right development.

Skanska will build the office building, designed by Gensler, and Grosvenor will build the hotel and 285 residential units, designed by Hickok Cole.  55,000 s.f. of retail space is also planned.  Since that announcement, new renderings have surfaced, see below.  The new office building is being designed to earn a LEED Gold platinum rating.

Today in Pictures - Boilermaker Shops

With exterior construction of the boilermaker retail building complete, southeast DC will soon have its own retail pavilion in one of the city's more exciting venues.  Forest City started construction on the project in late 2011, turning the century old boilermaker building of the Navy Yard into a waterfront retail locale for destination restaurants.  With exterior work complete, tenants are now beginning to build out their restaurants, which should put opening day next spring.  On track so far are Buzz Bakery and Blue Jacket brew pub, both operated by Neighborhood Restaurant Group.  Blue Jacket, named after the common apparel for navy personnel, will take the end space (on 4th) with walls of glass reaching 3 stories to the steel raftered ceiling.  On tap at the opposite end (on 3rd) is Willie's Brew & Crew (a sports bar & barbecue) from restaurant mogul Xavier Cervera, as well as a drycleaner.  BRB, which had originally signed on, is no longer on the list, but officials say a burger joint is likely.  Across the street construction is underway on a new apartment building, Harris Teeter, and now a Vida Fitness.

Vida at the Yards, Officially

Vida Fitness finally announced today that it is opening its next location at the Yards, Forest City's mixed-use neighborhood next to the ballpark.  The site has been a not-very-well kept secret for the past few years, but new details emerged about the 28,000 s.f. facility, including that it will house another Penthouse Pool Club and Lounge, a rooftop lounge which Vida added to its new U Street location last year.  Vida, along with 50,000 s.f. Harris Teeter, is being built as part of Forest City's Twelve12 mixed-use project at the corner of 4th and Tingey Streets.  Designed by Shalom Baranes Associates, the building will house 218 apartments, and is scheduled to open in the spring of 2014.

Grosvenor, Skanska Close on Ballpark Site, Hope for Construction Next Summer

Capitol Riverfront real estate developmentThe Capitol Riverfront neighborhood got another shot in the arm today as developers announced a new project adjacent to the Nationals ballpark.  Developers Skanska USA and Grosvenor Americas closed yesterday on their purchase of the long block on 1st Street, SE, between M and N Streets, just north of the ballpark, and hope to begin construction by next summer.

The site, known as Square 701, will hold four buildings with more than 650,000 s.f. in total:

-An 11-story, 224,000 s.f. office building (built by Skanska, designed by Gensler, see rendering below),

-A 170-room hotel (by Grosvenor),

-Two residential buildings with a total of 285 units and connected by a "trellised glass bridge" (by Grosvenor, designed by Hickok Cole).

In all, the site will offer up to 55,000 s.f. of retail space.  The land had been owned by Potomac-based Willco Companies since 1948, and was cleared of buildings several years ago; in a simultaneous transaction Grosvenor purchased nearly the entire block from Willco and Skanska purchased the northernmost portion of the site from Grosvenor.  The site is adjacent to the hole Monument Realty excavated in 2007 and has left sitting ever since.  Rob Ward of Skanska says that while Grosvenor and Skanska are not technical or financial partners on the project, they will be working in tandem to unify the site.

Ward tells DCMud that while Willco had its own plans for the site, both Skanska and Grosvenor are developing new building designs, which have been wending their way through DC's zoning process throughout the summer.  Ward expects that under the most optimistic circumstances work could be underway on either the residential or office component as early as next summer; to date the developers have been in discussion with the ANC and zoning officials but "don't have enough design to pull permits yet."  Ward says the project is "basically by-right zoning" and "consistent with what the city has in mind for the site."

The new building is being designed to earn a LEED Gold platinum rating.  McCaffery Interests will be representing Grosvenor on construction elements of the project, which include the alley (Cushing Place) between this site and Monument's land.  The alley is expected to be reopened, though Ward notes that he has no news on Monument's projections for work to resume.  Below is a site plan - north is up.

ANC Supports RiverFront on the Anacostia Project at Zoning Hearing

Late last week, a zoning commission meeting brought the RiverFront on the Anacostia project one small step closer to fruition.

The 1.1-million-square-foot mixed-use project, which was designed by SK&I architects and is situated on the Anacostia River just south of Nationals Park, had a hearing in front of the DC Zoning Commission Thursday night. While commissioners were noncommittal, requiring supplemental information from Florida Rock Properties (FRP) and Mid-Atlantic Realty Partners (MRP), the developers, the coup was a letter of support from the local ANC commission covering the site.


The zoning commission originally approved plans for the 5.5 acre site back in 2008, but the developers proposed last year to change the project’s first phase from office space to 300-350 residential units, given the current dismal situation for office space in the neighborhood. A February 2012 hearing didn’t go well—the commissioners all but told the developers to start all over with the designs—but John Begert with MRP Realty said this one seemed a little better, though he didn’t draw any conclusions. “We feel like our presentation went pretty positively, and that’s kind of all you know,” he said.

The commissioners tasked the developers with sending in additional information, including clarifications on the project’s roof plan and how an alley running through the development will be designed. The developers will submit the information within two weeks, but the commission may not make a decision until later this year or even early 2013.

Still, support from the ANC was good news.  "After presenting at multiple monthly ANC meetings and working with the ANC and my SMD’s Citizens’ Development Advisory Committee, the development team presented a final plan this month that we were happy to support,” wrote ANC 6D commissioner David Garber, whose district includes the site, in a letter dated September 20. “The elements of this most recent plan that we hope you will join us in specifically supporting are its engaging architecture, creative and usable public space, ground floor and roof-top retail, and the promised play installation designed specifically for children that is noted in the plan but will be laid out as part of a future phase of the PUD.”


The project’s first phase is a nine-story building that will feature almost 19,000 square feet of retail space and a small amount of affordable housing; 8 percent of its residential units will be priced at 80 percent of the area median income. The project will also include an expansive public section: picture wide green lawns, wetlands-type areas that act as bio-filtration mechanisms for stormwater management, and tree covered spaces, as well as a marina that could accommodate up to 50 boats.

The project, a former concrete plant, is set at the foot of the South Capitol Street Bridge, and has been in the works off and on since 1998.  The developers have more plans for the property, but subsequent phases are several years down the road.

The 3 acres of landscaping take up 3 city blocks just north of the ballpark, and will offer "a stunning urban park on the site of the historic Washington Canal" with a large pavilion/restaurant (LEED certified) designed by Studios Architecture and two smaller pavilions, 2 large fountains, wintertime ice skating rink, rain garden, multiple lawn spaces, an electric car charging station, and bicycle racks.  Philadelphia-based OLIN is the landscape architect.

The federal government owns the land in arrangement that gives control to the District, which in turn has a 20-year agreement with the Canal Park Development Association to develop and manage the land.  Retail leasing is being handled by Blake Dickson Real Estate.
