Buzzard Point's Turning Point

If there was a moment for Buzzard Point, the tip of DC where the Anacostia meets the Potomac, it might have been the opening of Audi Field, bringing tens of thousands of occasional fans to southwest DC's formerly industrial and empty midpoint.  But perhaps a more significant moment is the transition from parking lots and decrepit office buildings to actual neighborhood status, as long-planned real estate developments begin to fill with residents.  Three recent developments alone add more than a thousand residential units to the waterfront, with Peninsula 88's completion this summer adding 110 condos to Buzzard Point's southern tip, Akridge's Riverpoint residential project converting the former Coast Guard headquarters into 481 apartments and 60,000 s.f. of retail (coming soon), and, beginning delivery this week, the Watermark.

The residential project by Douglas Development turned an "E" shaped 9-story office building - one of 2 buildings in the neighborhood that housed the U.S. Coast Guard - into 419 apartments, 15,000 s.f. of retail and some of the top water views in the city.  Amenities include views of the suddenly captivating Frederick Douglass Memorial Bridge, and the building even helps fulfill the dream of DC's bikers with a new stretch of the eventual Buzzard Point Trail, which will round Buzzard Point (avoiding Fort McNair) and connect with the Anacostia River Trail and the Wharf, which already connect well to the rest of DC and beyond.  Add to that a short walk to Nationals Park and even shorter walk to Audi Field, which will someday (sigh) host public sporting events, and you do, in fact, have a legit neighborhood to call home.

Edens' Union Market Apartment Nears Completion

Construction is nearing completion at 1300 4th Street, NE, a project that has now been named the Ledger.  The residential building, designed by Shalom Baranes and developed by Edens, marks the next project to complete in the Union Market neighborhood - one of 5 projects actively under construction within 3 blocks, including Market Terminal with its 4 residential buildings and the Signal House office building.  The Ledger will deliver 134 rental apartments 2 blocks from Eden's food hall, Edens and co-developer Great Gulf of Canada are on track for completion in September.  On the ground floor, 11,000 s.f. of retail, including a small co-working space, will round out the building.

Abdo Breaks Ground On Gaslight Square

Abdo Development breaks ground on Gaslight Square in Rosslyn
With a bulldozer on-site and several golden shovels in hand, Abdo Development celebrated the groundbreaking of Gaslight Square this morning, the first for-sale condo project to emerge from the post-recession Northern Virginia economy. Actual construction on the 120-unit project will begin later this week, with James G. Davis Construction Corporation serving as general contractor. Design is courtesy of Abdo's in-house architects, with Reston-based Architecture Incorporated designated as the architect of record. The combination of red-brick and large black-rimmed industrial style is an apparent play off the Wooster and Mercer Lofts next door.

The real estate for the $82 million project was purchased in 2007, with the plans approved shortly after and the large plot of land cleared, fenced, and poised for action; but like so many other projects, the busted housing bubble and subsequent market collapse derailed deals. Thankfully, D.C.-based Federal Capital Partners have stepped in with $24 million in equity and mezzanine financing, with United Bank chipping in another $48 million worth of construction financing. The injection of capital will at least get phase one under way, the first of three proposed four-and-a-half-story, 40-unit buildings as well as the platform for building number two. Depending on how condo sales go with the first phase, explains Jim Davis, Principal of Davis Construction, the rest of the development will progress accordingly. "Construction of the first building should take roughly a year," says Davis, putting an initial delivery in early 2012.

Each building will be separated by a wide, landscaped quad, complete with sidewalk, trees, benches, and gaslights, hence the name, but will not feature any other amenities - no pool, concierge, gym, etc. - in order to minimize the condo fees, which have grown in surrounding condominiums. One of the most innovative features of these units, says Davis, is the elevator-cum-condo-entrances, allowing residents to park below grade and take the elevator directly into their unit (Davis credits Abdo with the idea, though its been used as nearby as Turnberry Towers, as well as in DC). Placing the stairs and elevator shaft directly between two units also provides for improved sound and odor control, and "eliminates the normally inhibitive front entrance corridor, allowing light to enter each unit from both sides, similar to a townhouse," says Davis. Ranging from $700,000 to $1.4 million in price, the one and two-bedrooms will offer anywhere from 1,200 to 2,000 s.f. of space, as well as private outdoor terraces.

With Skanska's mixed-use project having broken ground across the street, and Monday Properties racing to construct the tallest building this side of the Potomac, it is certain that Rosslyn is heating up.

MRP Breaks Ground on Washington Gateway

Earth movers arrived at the Washington Gateway site in NoMa several weeks ago, signaling the imminent groundbreaking of the $360 million Washington Gateway, and now MRP Realty officials have acknowledged that construction is in fact beginning on the mixed-use project.  A groundbreaking ceremony will be announced shortly.

In February 2012, DCMud reported that MRP had moved equipment to the site for preliminary work, but nothing substantial followed.  Now, officials say that construction is beginning on a 14-story, 400-unit apartment building at 100 Florida Ave., NE.  The promotional material states that the building will feature a "brick and metal panel exterior with floor-to-ceiling glass at the prominent corners."  The residential building will be the first of several phases that will eventually include an office component. SK&I designed the building, Davis Construction is the general contractor.

An important component in the growth of NoMa neighborhood, Washington Gateway is bordered by the intersections of New York and Florida Avenues to the west and the Metropolitan Branch trail to the east.  It is also situated one block from the New York Avenue Metro Station and neighborhood amenities including Harris Teeter.

Washington Gateway will join Archstone's First and M 469 luxury apartments and Mill Creek's Trilogy NoMA project (pictured, at left) which includes 603 units, just to name a few of the "3,500 residential units delivered or under construction."

Update:  Developers say the project will be in 3 phases, with 2 and 3 being office buildings.  The project will break ground Sept. 12.

Progression Place - one of Shaw's most notable development projects, is set for occupancy later this year. Developers began work in 2010 on the 320,000 square foot, $150 million development, with 100,000 s.f. of office space, a 205-unit residential apartment building, and 20,000 square feet of street-level retail. The project was designed by architects Eric Colbert & Associates and Devrouax + Purnell, and built by Davis Construction.
Ellis Development, The Jarvis Company, and Four Points combined forces to build the project above the Shaw Metro station. The United Negro College Fund has purchased a stake in the building to be the main office resident.
