The developer of Brookland's next residential project have announced they will break ground next spring. The project, formerly known simply as 1300 Rhode Island Avenue, is also being re-christened Brookland Square. Republic Land Development plans to build the 350,000-s.f. structure for an estimated $75 million, with aspirations for it to serve the new residential center for Brookland, located only 2 blocks from the Rhode Island Avenue Metro station and a developing retail sector.
The name change comports with physical location: the actual development site resides on 2711 13th Street NE - not Rhode Island Avenue. Brookland Square is being managed by Republic Land Development, the developers behind Georgetown Park and Washington Harbour. Eric Colbert & Associates is designing the structure and Harkins Construction tentatively holds the contract to build.

yes, they are planned to be market rate...
The last thing you would ever want to do is buy a condo from Steve Grigg or Richard Kramer of Republic Land.
I had received a few questions via email regarding this Brookland project and whether it will offer retail. As far as I know, there will be no commercial/retail/office space in Brookland Square.
any other development projects in the pipeline in this area?..from what i remember its across the street from Family Dollar/Liquor/Pawn shop and behind that strip mall are the Brookland Manor housing projects?..will they all eventually go?..crime is bad around there..anyone know anything about the future of this area?..
I live just down the street from this project (Franklin near 15th and Rhode Island) and think that this project would be a fantastic addition to the neighborhood. It seems that most of the crime is relegated to the south side of Rhode Island around Saratoga, but I've never had a problem walking down RI to and from the Metro. I've noticed that the Cluck U seems to have closed it's doors and wonder if anything is coming in to replace it.
is there a need for a pet boutique or pet groomer in this area?
So here it is, June, and nothing on thsi project, who knew, oh wait, NO one wants to live across the street from that housing project. Also I heard that the site is 100% dorked because there used to be a building there and they knocked it down onto itself. It will take way longer than normal to clena that site. I fully expect to see a weathered old sign on that site years from now.
And still nothing, though that isn't a shock in this market. What bank would want to make that loan. The projects across the street don't exactly make for a nice view or neighbors. Too bad, we need development along RI ave (not more used car lots, liquor stores, dollar stores, or churches for that matter).
Today is the 13th of July, 2009. Is there any new word on this development that was to have broke ground over a year ago???
It seems that Eric Colbert has all of the major infil projects in the 'up and coming ' areas of the district.
